Boutique is a word the industry has worn out by using it to mean small. Here it means authored: somebody decided this, and the decision is legible in the building, the table and the way guests are received.
The sensor is portability. A house is admitted when moving it would destroy it — when the rooms, the kitchen and the welcome depend on this owner, this street and this idea. Size is not the test: a house of ten rooms run to a template is excluded, and a larger house with a genuine author is not.
The question is declared, the sensor is published, and the ground travels with the verdict.
